While you\u2019re racking up all these expenses, don\u2019t forget to check for opportunities to write off these home improvements on your taxes.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Below we\u2019ve outlined common home improvements that qualify for tax deductions.<\/p>\n\n\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-energy-efficient-upgrades\"><strong>Energy-efficient upgrades<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Taxpayers who make energy efficient upgrades to their home may qualify for the <a href=\"https:\/\/www.irs.gov\/credits-deductions\/energy-efficient-home-improvement-credit\" target=\"_blank\" rel=\"noreferrer noopener\">Energy Efficient Home Improvement Credit<\/a>. In prior years it was known as the Nonbusiness Energy Property Credit which had a lifetime credit limit of $500.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Beginning January 2023, the credit has been expanded and renamed the Energy Efficient Home Improvement Credit. It is now worth 30% of the total amount paid for qualifying home improvements up to $3,200 per year.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Eligible items include:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Home energy audits<\/li>\n\n\n\n<li>Exterior doors<\/li>\n\n\n\n<li>Exterior windows and skylights<\/li>\n\n\n\n<li>Insulation and air sealing materials<\/li>\n\n\n\n<li>Central A\/C units, natural gas, propane and oil water heaters, furnaces or hot water boilers<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The maximum credit you can claim each year is:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>$1,200 for energy property costs and certain energy efficient home improvements<\/li>\n\n\n\n<li>$2,000 per year for qualified electric or natural gas heat pumps, biomass stoves or biomass boilers<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.eztaxreturn.com\/?utm_dest=site&amp;action=start_return&amp;utm_source=blog&amp;utm_medium=blog&amp;utm_term=homeimprovements&amp;gid=homeimprovements\" target=\"_blank\" rel=\"noreferrer noopener\">File now<\/a> to claim your Energy Efficient Home Improvement Credit. If your medical condition requires you to install special equipment or make certain home improvements, you may be able to deduct the medical expenses. Any improvements that increase the value of your home must be excluded.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The IRS has a <a href=\"https:\/\/www.irs.gov\/pub\/irs-pdf\/p502.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">long list of fully deductible expenses<\/a>, which includes:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Building entrance or exit ramps<\/li>\n\n\n\n<li>Expanding doorways at entrances or exits<\/li>\n\n\n\n<li>Widening or customizing hallways and interior doorways<\/li>\n\n\n\n<li>Installing railings and support bars to bathrooms<\/li>\n\n\n\n<li>Lowering or adjusting kitchen cabinets and equipment<\/li>\n\n\n\n<li>Relocating or modifying electrical outlets and fixtures<\/li>\n\n\n\n<li>Setting up porch lifts and other forms of lifts (Elevators typically add value so your deduction may be limited)<\/li>\n\n\n\n<li>Adjusting fire alarms, smoke detectors, and other warning systems<\/li>\n\n\n\n<li>Making modifications to the stairs<\/li>\n\n\n\n<li>Placing handrails or grab bars in any part of the house<\/li>\n\n\n\n<li>Changing the hardware on doors<\/li>\n\n\n\n<li>Reworking spaces in front of entrance and exit doors<\/li>\n\n\n\n<li>Leveling the ground to improve the home\u2019s accessibility<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Remember, you can only claim the deduction if you itemize. Additionally, you can only deduct the portion of expenses that exceed 7.5% of your adjusted gross income.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.eztaxreturn.com\/?utm_dest=site&amp;action=start_return&amp;utm_source=blog&amp;utm_medium=blog&amp;utm_term=homeimprovements&amp;gid=homeimprovements\" target=\"_blank\" rel=\"noreferrer noopener\">ezTaxReturn<\/a> supports itemized deductions and is the ez-iest way to do your taxes. Hold on to those receipts though because your improvements can reduce your taxes when you sell your home.&nbsp; Right now, the <a href=\"https:\/\/www.irs.gov\/publications\/p523#en_US_2023_publink10008937\" target=\"_blank\" rel=\"noreferrer noopener\">capital gains exclusion<\/a> lets home sellers walk away with $250,000 of profits tax-free (if you\u2019re single) or $500,000 if married filing jointly. All the IRS requires is that you\u2019ve lived in the home for two of the last five years.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">To calculate your profit, take everything you paid for the house (original purchase price, closing costs, etc.) and add the cost of your improvements. This will give you your adjusted cost basis. Next, subtract the adjusted cost basis from whatever price you sold the home for to get your profit.
